The Porter/Groundskeeper position at SunRidge Management Group is vital to maintaining the aesthetic appeal and cleanliness of the apartment communities under its management. This role involves regular upkeep of the grounds, amenities, building exteriors, parking lots, and other shared spaces, ensuring that residents and visitors experience a welcoming environment. The Porter/Groundskeeper performs duties such as removing litter and pet waste, cleaning common areas including pathways, stairs, pools, laundry rooms, mail centers, dumpsters, and parking lots, and utilizing equipment like blowers and brooms to maintain sidewalks and walkways.
In addition to grounds maintenance, this role supports the maintenance team by assisting with a variety of general repair and upkeep tasks. These include minor repairs such as screen replacement, changing light bulbs, painting, changing locks, and organizing storage areas. The Porter/Groundskeeper must be able to perform physically demanding tasks, such as moving heavy items and cleaning vacant units, demonstrating strong stamina and a proactive work ethic.
Safety is another critical aspect of this role. The Porter/Groundskeeper is tasked with checking exterior lighting, identifying and reporting safety hazards promptly, and adhering strictly to company safety policies as well as regulatory requirements related to OSHA, ADA, and Fair Housing laws. The role requires completion of mandatory safety trainings, including Grace Hill courses, which are essential for eligibility for bonuses and commissions.
This position requires flexibility, as it offers both full-time and part-time employment opportunities with weekend availability as needed. The work environment is primarily outdoors at assigned apartment communities, making the ability to work in various weather conditions a necessity. Physical requirements include frequent walking and physical exertion, including bending, stooping, climbing stairs, kneeling, pushing, pulling, and lifting objects up to 150 pounds with assistance.
Operating various hand and power tools safely and effectively is part of the job, including wrenches, hammers, saws, blowers, pressure washers, dollies, wheelbarrows, and ladders.
