Olen is currently seeking a full-time Commercial Maintenance Porter to join their dedicated Commercial Property Management team based in Costa Mesa, CA. This role is instrumental in maintaining the physical appearance, safety, and functionality of Olen’s commercial properties, ensuring they remain in top condition for tenants and visitors alike. Reporting directly to the Property Manager and the Director of Construction, the Commercial Maintenance Porter will be responsible for various maintenance tasks that contribute to the overall upkeep of the properties. The role requires a hands-on individual who can efficiently handle cleaning duties, minor repairs, and groundskeeping. Daily tasks include removing trash and debris from the property grounds, cleaning entry glass doors, performing routine checks of vacant suites, and ensuring these spaces meet company standards through cleaning and minor maintenance. The porter is also tasked with repairing or replacing lighting fixtures like ballasts, swapping out ceiling tiles as necessary, sweeping and hosing down exterior walkways, and wiping down all exterior mullions and soffits to maintain a clean and welcoming environment. Additional essential duties involve removing spider webs from vacant suites, both inside and out, assisting with small repairs such as fixing toilets, door knobs, locks, and faucets, and engaging in painting and pressure washing tasks as directed. Moreover, the position involves assisting Maintenance Technicians and the Property Manager as required, highlighting the collaborative nature of the role within the property management team. This full-time position spans the North Orange County geography, covering areas from Irvine to Rancho Santa Margarita, and offers a competitive hourly wage between $21.00 and $24.00, with compensation tailored based on the candidate's skills, qualifications, experience, and location. The role demands physical stamina and mobility, including frequent walking, stooping, bending, climbing stairs, and occasionally lifting up to 100 pounds. Additionally, it requires a valid clean DMV driving record and current automobile liability insurance, essential for traveling between properties. Candidates must have a high school diploma or GED and demonstrate strong customer service, communication, and problem-solving skills, as well as proficiency with small hand tools and the ability to work effectively as part of a team. The role requires the ability to speak, read, write, and understand English to ensure clear and effective communication. Olen is committed to supporting its employees with a robust benefits package that includes medical insurance at reduced costs for employees on select plans, vision and dental insurance options, company-paid life insurance, voluntary long-term disability insurance, and an employee assistance program. The company also offers vacation and sick pay, a 401k plan with company match after one year of service, and various company-sponsored social events such as barbecues, movie nights, and holiday celebrations. Employees receive all other benefits, leaves, and insurances as mandated by law, making Olen not only a great place to work but also one that values employee wellbeing and community involvement.
