The Grounds Porter position at Mahaffey Apartment Company is a full-time role, reporting directly to the Maintenance Supervisor. This position is pivotal in upholding the cleanliness, safety, and aesthetic appeal of the apartment community grounds. The Grounds Porter is responsible for a diverse range of maintenance and landscaping duties aimed at enhancing the resident experience. Employees in this role are expected to maintain a proactive and positive attitude, work effectively both independently and as part of a team, and communicate clearly with coworkers, residents, and management. Key aspects of the Grounds Porter role include routine garbage collection, trash patrol, cleaning patios, and emptying pet waste stations to ensure a hygienic environment. Additionally, the Grounds Porter handles maintenance of small hand tools and equipment, performs pressure washing, and manages the upkeep of compactor areas. The position also involves minor landscaping tasks such as planting flowers, shrubs, and trees as needed, thereby contributing to the beauty of the property. Technical skills are required in operating various equipment including golf carts, blowers (both backpack and push types), and spraying insecticides safely. The Grounds Porter will carry out maintenance on irrigation systems, including checking sprinkler heads and making minor repairs to ensure optimal functionality. Other responsibilities encompass small repairs such as minor asphalt fixes and painting patios, balconies, breezeways, and railings to maintain the property's appearance. Physical demands are substantial in this role, requiring frequent standing, walking, climbing, bending, and lifting objects weighing up to 75 pounds. The successful candidate will also be expected to work on ladders and use various office tools such as telephones, radios, computers, and keyboards.
