The Make Ready technician assists with various maintenance tasks spanning corrective, preventative, routine, emergency, and cosmetic maintenance under the guidance of the Maintenance Supervisor and Community Manager. This position demands a high degree of hands-on involvement to ensure that vacant units are prepared to meet property standards before new residents move in. Tasks include repairing or replacing fixtures, painting, installing appliances, and inspecting plumbing and electrical systems. The Make Ready is also responsible for responding promptly to maintenance requests for community common areas, conducting routine inspections to identify and mitigate hazards, and supporting special projects as needed. Effective inventory management, adherence to safety protocols including OSHA guidelines, and meticulous record-keeping of maintenance activities are essential components of this job. The role also extends to contributing to the upkeep of exterior areas and pools, enforcing community rules, and providing excellent customer service to residents. Physically, the Make Ready position requires the ability to work in various environments, move heavy objects, and operate machinery, with expectations for regular onsite attendance and availability for emergency on-call situations.
