We are currently seeking a Porter/Make Ready Technician to join our facilities team. This role is crucial for maintaining the overall cleanliness and upkeep of the property’s interior and exterior buildings and grounds. The Porter/Make Ready Technician will be responsible for ensuring the property’s exterior remains in peak condition, including routine cleaning, trash removal, and assisting with maintenance tasks. The position may include responsibilities such as moving furniture, unloading and storing supplies, and providing support to the maintenance team with various work orders. This role requires a hands-on approach and willingness to engage in various tasks, from pressure washing to pool maintenance. The individual must be capable of working both independently and as part of a team, with some flexibility required to participate in an on-call rotation that includes evenings and weekends. The ideal candidate should have a general knowledge of property maintenance, including make-ready duties like trash out, cleaning, and painting. Additionally, the candidate should be physically capable of frequently lifting or moving items up to 50 pounds. This role demands attention to detail and the ability to follow written or verbal instructions, ensuring all tasks are completed efficiently and to the highest standards. The Porter/Make Ready Technician will also play a key role in ensuring the safety and cleanliness of the community by managing the pool’s chemical balances daily, maintaining the general cleanliness of common areas such as laundry rooms and recreation zones, and assisting with minor repairs and equipment checks. Possession of a pool operator's certificate is required for certain duties involving pool maintenance. Candidates should possess the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals, including adhering to Material Safety Data Sheet (MSDS) guidelines for chemical handling. The role also requires the capability to operate a golf cart and the ability to troubleshoot and resolve problems involving several variables in standardized situations. • Must be able to work well with others as a team and take direction from supervisor but have the initiative to work independently
• Prefer high school graduate although this is not mandatory
• Previous groundskeeper or porter experience helpful but not required
• Ability to frequently lift and/or move up to 50 lbs
• Knowledge of general maintenance make-ready of unit duties including trash out cleaning and painting housekeeping and cleaning tasks
• Ability to understand and carry out written or verbal multi-step instructions
• Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedure manuals including understanding and following MSDS rules for handling and use of any chemicals
• Ability to drive a golf cart
• Ability to deal with problems involving several concrete variables in standardized situations
