The position of Porter at Essex, based at the LAX 027 Avondale at Warner Center property in Woodland Hills, California, is a crucial role focused on maintaining the exterior and common areas of the community to uphold the property’s curb appeal and ensure a high-quality living environment for residents. Porters play a vital role in preserving the asset by taking care of the grounds, clubhouse, amenities, and other shared spaces. This is a full-time regular employment opportunity offering a competitive hourly wage ranging from $20.00 to $27.40, with new hires typically starting between $20.00 and $23.08 per hour. The final wage offer is reflective of the candidate’s skills, experience, and other organizational considerations.
The Porter’s responsibilities include extensive cleaning and upkeep of all exterior and interior common areas, such as sidewalks, parking lots, lobbies, hallways, fitness centers, laundry rooms, stairwells, and restrooms. This role includes tasks like sweeping, blowing debris, removing trash and pet waste, restocking supplies, cleaning glass surfaces, and assisting residents when necessary. Porters must also report maintenance issues or safety concerns promptly to management to ensure the property’s safety and functionality. They perform seasonal duties such as leaf blowing, snow and ice removal, and pressure washing to maintain the community’s pristine appearance.
This position demands a candidate with a high school diploma or GED equivalent, some custodial or general maintenance experience preferred, and the ability to use personal smart devices and basic computer applications for communication and property operations. English proficiency is required. The work environment is dynamic and fast-paced, often involving physical labor, multitasking, and adaptability to changing priorities. Candidates must be physically capable of frequent standing, walking, bending, and lifting heavy objects, sometimes over 50 pounds. Flexibility to work five days a week, including potential weekend shifts, and occasional travel to other locations for meetings or projects is also a key requirement.
